A Florida room that had leaked since 1994

The problem

Whoever enclosed the porch ran the main roof's shingle straight down onto a pitch that cannot shed water, then flashed the wall by running the membrane up behind the siding and calling it done. Water came in at the wall every hard rain and had done for thirty years.

What we did

Stripped the addition to the deck, added tapered insulation to build a quarter inch per foot of real slope toward the yard, and ran 60 mil TPO with a proper termination bar and counter-flashing let into the wall. The pitched-to-flat transition was rebuilt from the framing up.

The detail

The ceiling inside had been patched four times and never dried out. We opened it, let it dry for two days with the membrane already on, and only then closed it. Closing a wet cavity is how a fixed roof still smells like a leaking one a year later.
