The residences were invented
Every property on this site was written for the build. The names, the addresses, the square footage, the lot descriptions, the photography and the asking prices describe no real house, and not one of them is for sale.
If a detail happens to match a property standing somewhere on the First Coast, that is coincidence. Nothing here should be used as market information, as a comparable, or as a reason to do anything at all.
Nothing here is an offer
No page on this site creates an agreement, an agency relationship, a listing agreement or a duty of any kind. Prices are illustrative and were chosen to make a layout read correctly.
The enquiry form transmits nothing, so sending it starts no conversation and holds no viewing. There is nobody on the other end to accept.
The figures and credentials are placeholders
The production numbers on the about page carry a visible unverified tag, and that tag is doing real work: the volume, the closing count, the days on market and the sale-to-list ratio were all made up, as were the licence, the board seat and the three client quotations.
Elena Marchetti is a character written for this build. Read none of it as a professional record, a qualification, or evidence that anyone has sold anything.

Nothing on this site is legal, financial, tax or real-estate advice, and nobody behind it is licensed to give any. A decision about an actual property wants an actual broker, attorney, inspector or lender, and none of them are here.
Links that leave the site
The telephone, email, WhatsApp and Instagram links point outward. Follow one and you are on a service run by someone else, under their terms. The number sits in the 555-01 range reserved for fiction and the address is a placeholder, so neither reaches anyone connected to this build.
The placeholder photography is served by picsum.photos and belongs to the photographers behind it, not to this site. The privacy page covers what those image requests reveal about you.
The build changes without notice
A demonstration gets rebuilt. Copy, listings, figures and layout move whenever the work moves, no version of this page is archived, and nothing here is kept as a record of what the site said last month. The date in the margin is the last time these words were rewritten.
